Electronic communications

Account messages, electronic records, and notification limits.

01Service messages

By providing an account email, you request sign-in links and necessary operational messages, such as security, subscription, and material-change notices. Keep the email current and check spam filters. Sending a message or recording delivery does not prove a person read it.

Landlords are responsible for the legal basis, recipient, and content of messages they instruct us to send. Optional marketing messages require applicable choices and consent; withdrawing that preference does not stop messages strictly needed for an active account.

02Payment and maintenance notices

Depending on enabled features and your preferences, notices may report payment requests, reminders, processing payments, collections confirmed by Stripe, external payments recorded by the landlord, failed attempts, late fees, or waivers. They may also notify a landlord of a maintenance request or a tenant of a published update. A confirmed collection does not guarantee final settlement; a recorded external payment is not Stripe verification. The message directs you to the portal for the available status and details.

Templates for these events do not include amounts, property addresses, documents, or private notes. They include a portal link that requires normal sign-in and the relevant permissions. The account’s verified recipient and applicable access conditions are checked before sending. An access-revocation notice contains minimal account information and does not restore permissions or mean the lease has ended. Invitations and authentication links serve a different purpose and must be treated as confidential access information.

03Preferences, reminders, and delivery

The Email section lets you choose payment and maintenance notices for your own account across all rentals and workspaces. Payment reminders are initially off. To schedule one, you must enable reminders for your account and the landlord must have enabled a reminder in the terms saved with that request. The feature provides for one reminder within the 24 hours before the stated due time, subject to request status and sending checks. It does not guarantee receipt within that interval or extend the deadline if the email does not arrive.

Changing these preferences does not disable necessary access or security notices or remove messages already sent. A bounce, spam complaint, provider restriction, withdrawn permission, or technical problem may prevent or suspend delivery even when a preference is enabled. We keep limited evidence of delivery and these restrictions to address errors and prevent inappropriate sending. Do not rely on email to determine your obligations or handle an emergency; check the portal and maintain a suitable way to contact the other party.

04Records and consent

Using the service requires a compatible browser, internet connection, access to your email, and a way to save or print records. You can retain legal texts using your browser’s print function. If law requires specific consent to deliver information electronically, we will request it through an appropriate flow before relying on that consent.

Email soporte@alquilaos.com to request an available copy or ask about alternatives. Withdrawing consent required for certain records may prevent electronic provision of that function; we will explain the effects. Saving a document or marking it active is not an electronic signature by the lease parties.

05Housing notices and emergencies

Do not assume an email, reminder, read status, or portal notice satisfies requirements for default, termination, eviction, utility interruption, cure rights, or court proceedings. Delivery rules may require different methods or formalities, and federal electronic-signature law has exceptions for certain notices involving a primary residence.

Landlords must obtain advice and use the required method. Tenants retain rights even if they do not access the portal. Maintenance requests are not a monitored emergency channel; for immediate danger use the appropriate emergency service and contact the landlord through a suitable method.
