01Two payment relationships

An AlquilaOS subscription pays for software and is separate from rent a tenant owes a landlord. The landlord or connected business is the creditor and merchant for its rental charges. Stripe provides processing under its agreements. AlquilaOS supplies the technical integration; it does not offer a bank account, deposit insurance, or escrow service for rent or security deposits.

These terms apply to payment functions available and enabled for your account. Describing a function here does not guarantee availability for every plan or user.

02Connecting an account

Only an authorized person may connect a Stripe account. Provide accurate information, keep banking and business information current, and comply with the Stripe Connected Account Agreement and other agreements Stripe presents. Stripe determines eligibility, verification, restrictions, reserves, payouts, and account closure.

By enabling an integration, you authorize AlquilaOS to create and access supported records and operations needed to execute your instructions and verify status. A FacturaOS or other product subscription does not automatically enable Stripe Connect in AlquilaOS or transfer permissions or funds between accounts.

03The landlord chooses payment methods

The landlord configures accepted methods, subject to the lease, law, and provider rules. Card payment should be used only when enabled and the connected account meets requirements. The flow pays fixed-amount US-dollar requests the landlord issues or authorizes through that rental’s late-fee terms. Draft rent does not automatically generate a charge. Saving a method through Stripe allows selection for a later payment; it does not enable automatic rent payments. Recording a fee, sending a reminder, or saving a card does not authorize an automatic debit: each payment requires a new payer confirmation.

If a landlord accepts only cash, check, transfer, ATH Móvil, or another external method, the portal may show instructions and a disabled card option. That technical restriction does not change the lease or permit unlawful fees. A manual entry records what its author reported; it does not independently verify receipt of funds. Displaying ATH Móvil instructions does not imply an integration that initiates or verifies payment. Obtain and keep the relevant receipt.

04Due dates and grace periods

The landlord must configure each rental’s terms to match the agreement and applicable law. Each new request can retain a copy of the applicable version, including its due date, receipt cutoff time, and grace-period deadline. Times use America/Puerto_Rico. Grace days are calendar days added to the due date, ending at the same cutoff time; the system does not automatically shift dates for weekends or holidays. The landlord must review the exact dates before issuing a request and address any contractual or legal exception.

Saving a new version applies those terms to new requests; it does not attach a new rule to earlier requests or change the terms they already retain. The configured grace period identifies when the system may assess a fee without itself changing the contractual due date. A setting, preview, receipt, or acceptance of AlquilaOS does not replace the landlord–tenant agreement or formalities required to amend it.

05Automatic late-fee assessment

The feature remains off until the landlord expressly configures a fixed amount for that rental and confirms that it was agreed with the tenant, disclosed, and applicable. Only the private-rental classification without assistance or special regulation is supported. It is unavailable for assisted housing, specially regulated rentals, or an unknown classification. The landlord must verify and maintain the correct classification; the platform does not independently determine the applicable program or validate a clause’s legality. If the current classification becomes assisted, regulated, or unknown, further automatic assessment stops even for earlier requests, without rewriting their saved terms or erasing fees already recorded.

When the feature is enabled and operational, periodic assessments may create one fixed-fee request linked to an eligible original request that remains outstanding after its grace period. The feature does not accumulate daily fees, percentages, automatic interest, or fees on other fees. Assessment depends on rental status, permissions, and available checks; it is deferred while a payment attempt is active or processing. Assessment immediately after the deadline is not guaranteed. The landlord must review records and exceptions before seeking payment of the fee.

The amount and terms must be lawful, agreed, and properly disclosed for that rental. Software field limits and options are not legal limits or a recommended amount. Do not use the feature to impose a prohibited fee, duplicate a penalty, or bypass housing-program restrictions. An automatic record does not determine legal default, replace a required notice, or limit nonwaivable tenant rights. AlquilaOS does not determine that an amount is reasonable or enforceable in court.

06External receipts, corrections, and waivers

When recording cash or another external payment, the landlord must identify the method and actual receipt time. The system distinguishes that timestamp from the recording timestamp and retains evidence of corrections and their author. The landlord must explain a correction and retain supporting documentation. These entries remain landlord reports; they are not verification by Stripe, a bank, or AlquilaOS.

If the landlord records or corrects a receipt for the original amount showing receipt within the grace deadline, the system may waive the linked late fee if it remains unpaid and has no active payment attempt. If the fee has already been paid or has an active or processing payment, it is marked for review instead of refunded. The landlord may also waive an outstanding fee through the available function with a recorded reason. Waiving a fee or marking it for review does not return funds, resolve a dispute, or cancel other obligations. The landlord must separately process any required refund and verify its outcome.

07Amounts, fees, and reconciliation

The landlord must verify tenant, unit, amount, currency, description, due date, and authority to charge before initiating a transaction. The landlord is responsible for taxes and any lawful, disclosed additional fee. Stripe processing, dispute, conversion, or payout fees follow applicable pricing and agreements; any AlquilaOS payment fee will be disclosed before activation.

A browser status or notification does not guarantee final settlement. Payments may fail, remain pending, be reversed, refunded, or disputed. If Stripe later records a refund or dispute, AlquilaOS may continue to show the payment as paid: the current history does not automatically update those later changes. That record does not confirm that funds remain available or resolve the rental balance. Check Stripe and bank records and reconcile regularly. AlquilaOS does not guarantee collection, fund availability, or a payout date, and a portal failure does not itself determine whether rent is late under a lease.

08Refunds, disputes, and balances

Questions about rent, deposits, repairs, or landlord charges should be directed to the landlord, without limiting rights through a bank, provider, authority, or court. The landlord handles valid refunds and disputes, retains evidence, and is responsible for its charges, refunds, chargebacks, and negative balances under law and its Stripe agreements.

Disconnecting Stripe, disabling cards, deleting a reference, or closing AlquilaOS does not refund a transaction, cancel existing obligations, or close the provider account. Handle each refund or dispute through the supported process and verify the outcome. Canceling an AlquilaOS subscription follows its separate policy.

09Protection and suspension

Do not use payments for fictitious debts, card testing, money laundering, fraud, sanctions evasion, unauthorized restricted activity, or charges without consent. We may limit functions for risk, breach, provider requirements, or insufficient information and share information needed to investigate or respond under the privacy policy.
