01Two payment relationships
An AlquilaOS subscription pays for software and is separate from rent a tenant owes a landlord. The landlord or connected business is the creditor and merchant for its rental charges. Stripe provides processing under its agreements. AlquilaOS supplies the technical integration; it does not offer a bank account, deposit insurance, or escrow service for rent or security deposits.
These terms apply to payment functions available and enabled for your account. Describing a function here does not guarantee availability for every plan or user.
02Connecting an account
Only an authorized person may connect a Stripe account. Provide accurate information, keep banking and business information current, and comply with the Stripe Connected Account Agreement and other agreements Stripe presents. Stripe determines eligibility, verification, restrictions, reserves, payouts, and account closure.
By enabling an integration, you authorize AlquilaOS to create and access supported records and operations needed to execute your instructions and verify status. A FacturaOS or other product subscription does not automatically enable Stripe Connect in AlquilaOS or transfer permissions or funds between accounts.
03The landlord chooses payment methods
The landlord configures accepted methods, subject to the lease, law, and provider rules. Card payment should be used only when enabled and the connected account meets requirements. Saving a method, where available, does not itself authorize future or recurring charges; those require authorization in the relevant flow.
If a landlord accepts only cash, check, transfer, or another external method, the portal may show instructions and a disabled card option. That technical restriction does not change the lease or permit unlawful fees. A manual entry records what its author reported; it does not independently verify receipt of funds. Obtain and keep the relevant receipt.
04Amounts, fees, and reconciliation
The landlord must verify tenant, unit, amount, currency, description, due date, and authority to charge before initiating a transaction. The landlord is responsible for taxes and any lawful, disclosed additional fee. Stripe processing, dispute, conversion, or payout fees follow applicable pricing and agreements; any AlquilaOS payment fee will be disclosed before activation.
A browser status or notification does not guarantee final settlement. Payments may fail, remain pending, be reversed, refunded, or disputed. Check Stripe and bank records and reconcile regularly. AlquilaOS does not guarantee collection, fund availability, or a payout date, and a portal failure does not itself determine whether rent is late under a lease.
05Refunds, disputes, and balances
Questions about rent, deposits, repairs, or landlord charges should be directed to the landlord, without limiting rights through a bank, provider, authority, or court. The landlord handles valid refunds and disputes, retains evidence, and is responsible for its charges, refunds, chargebacks, and negative balances under law and its Stripe agreements.
Disconnecting Stripe, disabling cards, deleting a reference, or closing AlquilaOS does not refund a transaction, cancel existing obligations, or close the provider account. Handle each refund or dispute through the supported process and verify the outcome. Canceling an AlquilaOS subscription follows its separate policy.
06Protection and suspension
Do not use payments for fictitious debts, card testing, money laundering, fraud, sanctions evasion, unauthorized restricted activity, or charges without consent. We may limit functions for risk, breach, provider requirements, or insufficient information and share information needed to investigate or respond under the privacy policy.
